The Government of Dubai Offers Individuals who Invest Over 2 Million Dirhams in Freehold Real Estate an Investor Visa
Owners of a Dubai freehold residential property valued at over two million dirhams are eligible for a ten-year renewable property investor visa.
The Property Investor Visa is issued by the Dubai Land Department and is a ten-year renewable visa. With this visa, you become a UAE resident meaning you can obtain an Emirates ID, UAE driving license, open a local bank account, and sponsor family as well. This visa is only available for Dubai property investments.
Additionally, together with the residency visa the Investor is eligible to receive a Dubai
Economic Department (DED) ‘Professional Business Licence’.

The Process:
Visa Request
The investor must be present in Dubai during the application and be in possession of a passport valid for a minimum of 6 months from the application date. The application procedure takes approximately 5 working days. The investor can be out of the country having signed a POA to allow a representative to continue to process – the approval procedure takes approximately 4 weeks.
Visa Approval
The entry permit is released.
Visa Cost
The residence permit costs around AED 13,000 in government fee’s. (Subject to government change)
Visa Stamp
After obtaining the entry permit the applicant has 60 days to again enter the UAE and complete the visa procedure. The applicant has to take mandatory health tests in order to obtain the visa stamp. The Process of getting the final visa stamp takes 3 working days.
